I am a licensed agent or broker and have a client who wants me to represent them at one of your auctions. Do you partner with agents?
We will partner with any licensed agent or broker who has registered him/herself and the buyer at least 24 hours prior to auction. The Seller will pay a cooperation fee at closing if the buyer closes per the terms of the contract. Additionally a referral fee will be paid to a licensed agent if they refer a Seller to list a property with us.

I am an agent and want to show my client one of your properties before the Open House this weekend. I’m here at the house now, how do I get the code?
Once you have registered on our website as a licensed agent or broker we will gladly provide you with the lockbox code to the property if you call us at 800.581.0340. We can also send you the step-by-step instructions via email. Please email us at agentinfo@williamsauction.com to request the instructions.

I am an agent and my client wants to see the interior of a home that you have for auction, but it appears that someone is still living here. Can I still show them this property?
If this property is privately owned or is still occupied we cannot give you the lockbox code. Your client will need to view the property at the scheduled Open House. Please see the website for this date and time.

My client just called me and wants to view this property right away. If I give you my license information can you register me on your website?
No, we cannot create your profile for you. All agents and brokers must create their individual profile on our website and setup their own Login ID and Password.

I am an agent and my father has never attended an auction before and wants me to represent him. Since I am already registered on your website do I get a commission?
Yes, the agent will receive a commission if s/he is representing, family members or another licensed agent - provided s/he has registered the buyer on our website at least 24 hours prior to the auction. The agent must attend the auction with his/her buyer, and bring proof of the registration to the auction. The registered buyer must be the high bidder and close under the terms of the contract in order for the commission to be paid.

If I am a licensed agent in Michigan and have a buyer located in Texas who wants to bid on a property you are auctioning, will I still receive a commission?
No, you would not receive a commission. State law and the Cooperation Agreement requires that you must be licensed in the state where the property is located.

I am an agent and have a buyer who lives in California, but would like to purchase a property in Florida where I am licensed. Can I go to the auction and bid on his behalf?
Yes you can. If you will be bidding on behalf of your client you must have an original Power of Attorney (“POA”) or Attorney in Fact with you at the time of the auction. If you will be bidding online on behalf of your client, then the POA must be returned with the contract.
