Within 60 days of enrollment in the Williams & Williams ASAPTM program, the highest possible full-market value offer for the property is received from auction.

  • The lender may accept the high bid for less than the borrower’s full payoff, in which case the borrower receives 1% of the sales price for relocation assistance from Williams & Williams.
  • If the high bid received at auction is greater than the full payoff owed by the borrower and the lender approves the sale, upon closing and funding of the sale the borrower will receive the amount in excess of full payoff. If the excess amount is less than 1% of the purchase price, the borrower will receive the additional amount making up the total of 1% from Williams & Williams for relocation assistance.
ASAPTM preserves property value and provides favorable conditions to maintain lender/buyer relationships.
By introducing and “warm transferring” the borrower to options that can forestall possible foreclosure, eviction and/or loss of equity, the lender can become a partner towards resolution while preserving property value for the benefit of all parties.
