Buyer's Choice:
Each of the four farms will be sold separately (by the parcel) in a buyer's choice auction. The bidding will open and continue until a high bidder is recognized. The high bidder then chooses which parcel or parcels they wish to purchase at their per-high-bid price. The bidding begins each time at the opening bid and continues until all parcels have been chosen.

Online Bidding:
If you plan to bid online for real estate through Auction Network you must place a bid deposit of $25,000 with Williams & Williams. Your bid deposit must be received via wire transfer by 12pm CDT on Monday, September 24th, 2012. You will not be permitted to bid online if your bid deposit is not received prior to this deadline. Four farms that comprise part of the holdings of L&L Farms are being offered in 38 parcels of 5+/- acres to 340+/- acres. Each farm (Mt. Olive Farm, Turkey Ridge Farm, Y City Farm and Shelley Rd Farm) is located in the Hwy 102 and 59 corridors of Decatur in the scenic region of Northwest Arkansas.

Parcels offer a wide variety of land and uses – from well-managed rolling pastures to wooded hills and draws that feature native oak and walnut trees as well as abundant wildlife.

Three parcels include farm managers' homes that are occupied, and a fourth contains an ongoing poultry operation. Many of the land parcels have nice building sites with mountain views for private homes or commercial operations. All parcels have road frontage or deeded access to county roads and state highways.

Hwy 59 is a primary north-south commerce route and the area is easily accessible to nearby communities of Bentonville and Fayetteville as well as the I-540 and Hwy 412 commercial corridors. Both Walmart headquarters and Northwest Regional Airport are 10 minutes away.

The four farms are notable as part of L&L Farms, the branch of Peterson Farms created in 1961 to use their abundant and fertile grazing lands to develop superior cattle genetics.
